Initial approval for the transformation of the Tres Xemeneies site in Poble-sec

The project to transform the iconic Tres Xemeneies site in Av. Paral·lel has been approved at the commission stage, paving the way for new uses, more facilities and more greenery. The reclassification of the site will allow the owners to create offices here, tripling the overall value. In return, the city will get contributions worth 11.2 million euros to cover the needs of local people.

The project is the result of negotiations with the company Conren Tramway about the future of two empty buildings, offering more than 22,000 square metres of space, and Plaça de les Tres Xemeneies.

The change in the urban plan will allow the owners to create a hub of offices with 20,300 square metres of space, with the value of the land increasing from 13 to 35 million euros.

Steps taken by the company to help the increase in value bring benefits for the general public include:

  • Granting use of the Edifici Llac, a building of 2,500 square metres of space, which will house the Barcelona Operational Emergency Coordination Centre (CECOR).
  • A contribution of 10% of the increase in the value of the land: 2.2 million euros.
  • An additional contribution of 4 million euros.
  • Meeting the cost of reurbanising the square, valued at 2.7 million euros.

The financial contribution will allow new facilities and affordable housing to be created in the neighbourhood.

Greater security and more life in the square

The new urban plan for the area around the Tres Xemeneies will now go before the Full Council.

Approval will now also need to be given to the projects for the new headquarters for the CECOR and the gardens in the square, which will be provisionally remodelled this summer. These temporary steps are intended to eliminate architectural barriers, preserve identity elements and promote uses for local people.
